AREA 05 — LEVEL — TOWER FLOOR · CITY
A city apartment is a single floor plate stacked among many. The walls you share, the lifts you book and the view you look at are all part of the brief. We design interiors for apartments in the Sydney CBD and on the city fringe, where every square metre has to hold storage, living and a clear line to the window.

LEVEL — FLOOR TO WALL
City apartments rarely have spare floor area, and the rooms often have to do more than one job: a dining table that doubles as a desk, or a living room that has to take a guest bed. Before choosing a single finish, we plan where people walk, where doors and drawers swing, and which zones can share space without feeling crowded. That layout work sits at the core of our Apartment Interior Design service.
Storage is usually the first thing a compact apartment runs out of. Floor-to-ceiling cabinetry, a bench seat with drawers below, or a shallow hallway unit can take clutter off the floor and let the room read as one calm plane. Custom Joinery Design lets each piece fit the exact wall, column or bulkhead it sits against, rather than leaving the gaps that off-the-shelf units tend to leave.
Loose pieces need the same discipline. A sofa that is ten centimetres too deep can block a path to the balcony. Through Furniture Selection we choose proportions, leg heights and pieces that can be moved, so the floor stays visible and the room feels larger than its plan.
LEVEL — SHARED STRUCTURE
Your apartment belongs to a larger building, and its by-laws and owners corporation can shape what is possible. Rules vary from building to building, so we ask these questions early, before a concept depends on the answer.
01 Which works need approval?
Many buildings ask owners to seek consent before changing floors, wet areas or anything that touches common property. Knowing this early helps set a realistic order of work.
02 What must the floor do for the neighbours?
Hard flooring over another apartment may come with acoustic requirements. That can affect which timber, tile or underlay makes the shortlist in Colour & Material Selection.
03 How do materials and furniture get in?
Lift sizes, loading access and booking rules can limit the length of a stone benchtop or the size of a sofa. We check those limits before pieces are specified.
04 What sits behind the walls?
Plumbing stacks, services risers and structural columns are fixed in most towers. Clear Design Documentation shows trades what changes and what stays put.
LEVEL — CEILING
A city outlook changes completely once the sun goes down. We plan the interior for both.
DAY
Glazing brings light but also glare and heat. Low furniture and pale, matte surfaces near the window keep sightlines open and reduce reflections across screens and benchtops.
DUSK
Window treatments matter as the city lights come on. Sheer layers for privacy and heavier ones for sleep let one wall of glass work at every hour.
AFTER DARK
Bright ceiling lights turn glass into a mirror. Lower, warmer and dimmable sources keep the skyline visible. We plan this layering through Lighting & Finishes.
