New Build Interior Design Sydney

A new home is designed twice: once by the architect or builder, and again by how you will live in it. Bringing interior design in at plan stage means furniture, joinery, lighting and finishes are decided while they are still easy to change.

When to bring in a designer

Earlier is simpler. Each stage below narrows what can still change without cost or delay.

STAGE 1 · PLANS

Before plans are final

The best time. Window positions, room sizes, power points and joinery walls can all be adjusted on paper.

STAGE 2 · SELECTIONS

Before selections close

Floors, tiles, benchtops, tapware and lighting are chosen together as one palette, not item by item against a deadline.

STAGE 3 · HANDOVER

Towards handover

Structure is fixed, so the focus moves to Furniture Selection and Interior Styling.

Reading the plans for how you'll live

Builder and architect plans show walls and openings. They rarely show where the sofa goes, whether the dining table clears the kitchen island or which wall the bed can use. A plan review draws the furniture in at true size and tests how people will move through each room.

Circulation first

Paths from entry to kitchen, kitchen to dining and living to outdoors are checked for pinch points. That work draws on Space Planning.

Services follow furniture

Once the layout is set, power, data and light positions can be placed where beds, desks and lamps will actually sit, not in default spots on the electrical plan.

LEVEL — BENCH

Fit-out and finish selections

Selections read from the floor up, so every surface is chosen with the one beside it.

FLOOR

Floors and thresholds

Timber, tile and carpet transitions, with changes kept at doorways rather than mid-room.

BENCH

Kitchens, vanities, joinery

Benchtops, cabinetry and tapware, with built-ins drawn through Custom Joinery Design, Kitchen Design and Bathroom Design.

WALL · CEILING

Colour, light and finish

Paint, feature surfaces and a layered lighting plan, through Colour & Material Selection and Lighting & Finishes.

Working to the builder's schedule

Builders usually set dates for when selections, electrical plans and joinery drawings are needed. Interior design work is planned backwards from those dates, so decisions arrive complete and in the format trades can price and build from.

Design Documentation turns the design into drawings and specifications: joinery elevations, lighting and power layouts, and finish schedules by room. Clear documents reduce the questions that come up on site, and the variations that follow them.

BEFORE CONSTRUCTION

See the rooms before the slab is poured.

3D Interior Visualisation shows ceiling heights, joinery proportions, material combinations and light positions in context. It is far easier to move a pendant or change a benchtop in a render than on a finished site.

LEVEL — QUESTIONS

New build questions

More answers in the Interior Design FAQ and the journal guide Planning Interiors for a New Build.

Is it too late if construction has started?

Not usually. Selections, lighting positions and joinery can often still be refined, and furniture and styling happen after handover regardless.

Do you work alongside my builder or architect?

Yes. Interior design sits within their plans and schedule, adding the furniture, finish and lighting detail they rely on the owner to supply.

What should I bring to a first consultation?

Current plans and elevations, any builder selection list and its dates, and a note of what furniture is moving into the new home. The Design Process page explains what follows.

Can I use the service for part of the house only?

Yes. Some owners focus on the kitchen and living level; others need the whole home. For finished houses, see Residential Interior Design or Renovation Interior Design.
